Occupancy Load Policy
The apartment houses owned and operated by KRF Corporation were typically built about a century ago as single-family homes. They have been converted over the years to multi-family use. The structural integrity is high, perhaps more so than in newer multi-family buildings. However, the converted facilities tend to have less sound insulation between units, less capacity for hot water, and less inherent provision for trash management than properties built specifically for multi-family occupancy. Small older buildings originally intended for multi-family use have similar limitations.
When responsibly operated, these buildings have proven to be not only cost-effective but also attractive premises in which to reside. An element of operation whose importance is heightened by the infrastructure limitations of the buildings, along with characteristics of contemporary lifestyles, is occupancy load. KRF has found that too many individuals, adults or children, in one or more apartments reduces the quality of the residential environment throughout a building. Overloaded units negatively impact other residents. To avoid the consequent problems, the company has established a policy restricting the number of occupants per apartment which we believe is consistent with the anti-discrimination provisions of the Federal Fair Housing Act. The occupancies, determined at the time of lease origination or renewal, are as follows:

For purposes of occupancy, individuals are considered children if they are up to 12 years of age.
